Step 1: Property count, total GLA (SF) or unit count by property type. For diversified REITs, break down by segment.
Step 2: Geographic concentration. Top 10 MSAs by NOI contribution. Calculate Herfindahl-Hirschman Index (HHI) for geographic diversification. Flag any single MSA exceeding 20% of NOI.
Step 3: Sector concentration. NOI by property type/segment. For specialized REITs, break down by sub-sector (e.g., net lease: retail vs. industrial vs. office; healthcare: senior housing vs. MOB vs. life science).

Extract the operating performance metrics that strip out acquisition/disposition noise:
Step 1: Same-store NOI growth. Current period vs. prior year, both quarterly and trailing twelve months. Decompose into revenue growth and expense growth components.
Step 2: Same-store occupancy. Period-end and average occupancy. Trend direction (expanding, stable, contracting) with 4-quarter trajectory.
Step 3: Leasing spreads. Cash and GAAP releasing spreads on new leases and renewals separately. Track 4-8 quarter trend. Flag divergence between cash and GAAP spreads (front-loaded concessions or escalator structures).
Step 4: Retention rate. Tenant retention by count and by revenue. Compare to sector historical average. For multifamily: renewal rate and renewal rent growth separately.
Step 5: NOI margin. Same-store NOI as percentage of same-store revenue. Trend over 4-8 quarters. Flag margin compression or expansion and identify drivers.

Assess balance sheet health and financial flexibility:
Step 1: Leverage ratios. Net Debt / EBITDA (annualized), Net Debt / Total Enterprise Value, Net Debt / Gross Asset Value. Compare each to sector median and to the REIT's own 5-year average.
Step 2: Fixed charge coverage. EBITDA / (interest expense + preferred dividends + secured debt amortization). Flag if below 2.5x.
Step 3: Debt maturity schedule. Year-by-year maturities for years 1-5+, including the revolver maturity. Calculate weighted average maturity. Identify any single year where maturities exceed 20% of total debt. Flag maturities within 12 months that lack identified refinancing sources.
Step 4: Variable rate exposure. Percentage of total debt at floating rates. Net floating rate exposure after swaps and caps. Sensitivity: impact of +100bps rate increase on annual interest expense.
Step 5: Liquidity. Undrawn revolver capacity, cash on hand, and total liquidity. Express as months of forward obligations (debt maturities + development commitments + dividends). Flag if total liquidity covers less than 12 months of obligations.
Step 6: Credit profile. Investment grade rating (Moody's/S&P/Fitch). Recent rating actions or outlook changes. Unsecured debt as percentage of total debt (higher = better for IG REITs).

Step 4: Governance structure. Board independence percentage. Staggered vs. annual board elections. Poison pill status. CEO/Chair separation. Compensation structure (fixed vs. variable, relative TSR weighting). Recent proxy advisory firm (ISS/Glass Lewis) flags.

Step 1: FFO reconciliation. Start from GAAP net income, add real estate depreciation and amortization, subtract gains on property sales, add impairments. Arrive at NAREIT-defined FFO.
Step 2: Core/Normalized FFO. Start from NAREIT FFO, adjust for non-recurring items: acquisition costs, debt extinguishment charges, severance, legal settlements, pandemic-related items. Explicitly list every adjustment with dollar amount and per-share impact.
Step 3: AFFO / FAD. Start from Core FFO, subtract recurring capital expenditures (maintenance capex), straight-line rent adjustments, and leasing commissions/TI amortization. AFFO represents the cash available for distribution.
Step 4: Quality of earnings assessment. Ratio of AFFO to FFO (lower = more capital-intensive business). Growth rate comparison: FFO growth vs. AFFO growth (divergence signals rising capex burden). Straight-line rent as percentage of total revenue (higher = more GAAP earnings pulled forward from future periods).
